Ontario landlords can list a rental on MLS® and REALTOR.ca without paying a leasing agent. ListedBySeller.ca lease listings cost the same as sales: $74.99 a month, or $98.99 to $197.93 for 2 to 12 months, plus HST. You get 40 photos, a 24/7 receptionist, free lease agreements and no commission to the listing brokerage.
Tenants look for homes the same way buyers do, and many work with agents who search the MLS®. A flat fee lease listing puts your unit in front of them, and on REALTOR.ca and popular rental sites, without the leasing fee a full-service agent would charge. You choose your tenant and sign the lease yourself.
How do you list a rental property on MLS® as a landlord?
- Create your listing online: rent, availability date, unit details and up to 40 photos and videos.
- Choose a package. A month-to-month plan suits a quick lease-up, and longer terms suit harder-to-lease or commercial space.
- Click Submit Property. ICI Source Real Asset Services Inc., Brokerage posts your rental on the MLS® as a mere posting. Typical time from submission: about two days.
- Answer inquiries, book viewings and post open houses for free.
- Choose your tenant, sign the lease (free lease agreements are included), and cancel the listing at no charge.

Do you have to pay a tenant’s agent commission?
No. You don’t have to offer a commission to tenant agents. You’re only obliged to pay one if you sign a commission agreement with a cooperating agent. Some landlords offer a fee to attract agent-represented tenants and others don’t. It’s your decision, and you can negotiate directly with the tenant’s brokerage. Commission in Ontario is never fixed by RECO or the government; see the RECO Information Guide.
How do tenants and agents contact you?
- Phone: our 24/7 live receptionist answers calls about your rental.
- Email: REALTOR.ca inquiries are forwarded to you automatically within 5 minutes.

Which lease do you need in Ontario?
Most residential tenancy agreements signed on or after April 30, 2018 must use Ontario’s standard lease. Exceptions include care homes, mobile home parks and land lease communities, most social and supportive housing, and co-operatives. Read the province’s guide to Ontario’s standard lease and download the standard lease form (047-2229). Commercial leases are separate and aren’t covered by the residential standard lease.
What rules apply once you have a tenant?
Residential tenancies in Ontario are governed by the Residential Tenancies Act, 2006. Disputes go to the Landlord and Tenant Board. Before you set or raise rent, check the province’s rent increase guideline. Renting in Ontario: your rights is a useful overview for both sides. The same guide reminds landlords that, under the Ontario Human Rights Code, everyone has the right to equal treatment in housing without discrimination or harassment. We provide marketing only, so for legal questions about a specific tenancy, speak to a lawyer or licensed paralegal.
What do you need to prepare before listing your rental?
- Monthly rent, availability date and lease term (for example, 12 months).
- What’s included: utilities, parking, locker, laundry and appliances.
- Rules you’ll apply consistently, such as smoking and pets, within what Ontario law allows.
- Up to 40 photos and videos of each room and shared spaces.
- A screening process: how you’ll check applications, references and income. [FILL IN: confirm whether LBS offers any tenant screening add-on]
