Durham Region owners can list on MLS® and REALTOR.ca without a full-service agent. ListedBySeller.ca’s packages include the Central Lakes Association of REALTORS®, which covers Durham, and TRREB. Prices are $74.99 a month, or $149.97 for 6 months, plus HST, with no commission to the listing brokerage.
Durham Region stretches from Pickering and Ajax on the lakeshore to rural Brock and Uxbridge in the north. Wherever your property is, buyers and their agents search the MLS® first. A flat fee listing gets you there for a fixed price, and you stay in charge of the sale.
Which Durham communities can you list in?
All of them. TRREB’s community reports list these Durham municipalities:
| Municipality | Covered by included boards? |
|---|---|
| Ajax | Yes |
| Brock | Yes |
| Clarington (Bowmanville, Courtice, Newcastle) | Yes |
| Oshawa | Yes |
| Pickering | Yes |
| Scugog (Port Perry) | Yes |
| Uxbridge | Yes |
| Whitby (including Brooklin) | Yes |
Which MLS® boards cover Durham, and are they included?
Our board list notes that the Central Lakes Association of REALTORS® includes Durham, along with Quinte, Northumberland, Peterborough and Kawartha Lakes. Durham municipalities also appear in the Toronto Regional Real Estate Board‘s market reports. Both boards are among the 14 PropTx boards in every ListedBySeller.ca package, so agents on either side of the Durham–Toronto line can find your listing. [FILL IN: brokerage to confirm the primary board used for Durham listings]

What should Durham sellers prepare?
- Photos (up to 40). For rural properties, include the land, outbuildings and road frontage.
- Property details: lot dimensions, taxes, heating type and utilities.
- Well and septic information for rural homes, if you have it. Buyers’ lawyers and lenders often ask.
- Commuter details buyers care about, such as distance to the GO station or Highway 401, 407 or 412 access, written in your description.
- Your lawyer’s contact details, ready for when an offer comes in.

- Email: messages sent through REALTOR.ca’s Email Realtor button are forwarded to you automatically within 5 minutes.
- Your property webpage: buyers who click Go to Listing reach your own page, where you can show your contact details.
Can Durham landlords list rentals the same way?
Yes. Houses, townhomes, basement units and commercial space can be listed for lease at the same prices. Your listing appears on REALTOR.ca, plus rental sites including Rentals.ca, Kijiji, HouseSigma and Point2Homes. Free lease agreements are included. Most residential tenancies need the province’s standard lease; see the guide to Ontario’s standard lease and our leasing services.
Is a flat fee listing right for you?
If you’re comfortable talking with buyers, booking showings and working through an offer with your lawyer, a flat fee listing gives you the same MLS® exposure for a fraction of a commission. If you’d rather someone else handle all of it, a full-service agent is the better fit. Compare options on our Ontario flat fee comparison page. Regional information is at durham.ca.
How do you price a Durham Region home without an agent?
Pricing is the single biggest decision you’ll make, and Durham’s mix of lakeshore suburbs, growing towns and rural land makes comparisons trickier. A sound approach:
- Look at recent sales of similar homes in your own municipality and neighbourhood, not region-wide averages.
- Adjust for differences that buyers pay for: lot size, finished basement, garage, updates and commute access.
- For rural properties, compare acreage, outbuildings and services (well, septic) as carefully as the house itself.
- Consider a professional opinion. Our property pricing service is an optional add-on. [FILL IN: property pricing service price]
- Watch the response in the first two weeks. Showings and inquiries are your best feedback, and price changes are free.
Once you accept an offer, your lawyer takes over title and closing. Confirm in writing where the buyer’s deposit will be held. [FILL IN: who holds the buyer’s deposit on an LBS mere posting]
