Ontario sellers can list on MLS® for a flat fee with several companies. Published prices we checked range from $74.99 a month (ListedBySeller.ca) to $549 (List It Realty) and $597–$1,197 (ComFree). The real differences are term length, which boards you reach, how buyer inquiries reach you, and what support costs extra.
Selling or renting without a full-service agent used to mean a lawn sign and a classified ad. Now most Ontario owners who go it alone still want an MLS® listing, because that’s where buyers’ agents search. This page lays out the main options side by side. Prices come from each company’s own website, read on October 23, 2026, before tax. Anything we couldn’t confirm is labelled.
What are your options for selling in Ontario without paying full commission?
- Flat fee MLS® listing (mere posting). You pay a fixed fee, a brokerage puts your property on the MLS® and REALTOR.ca, and you handle the rest. ListedBySeller.ca, FlatRealEstate.ca and List It Realty all sell this, at different prices and term lengths.
- Flat fee packages with extra services. Some companies bundle photography, signs, legal help or offer support at a higher price. ComFree’s tiered packages are an example.
- Full-service agent. An agent markets, shows and negotiates for a negotiated commission. In Ontario commission is not fixed. The RECO Information Guide says it is set between you and the brokerage.
- Private sale with no MLS®. Listing only on free classified sites costs nothing, but your property won’t appear in the MLS® systems that buyers’ agents use.

Two things stand out. First, the cheapest option depends on time. A month-to-month plan is cheapest if you sell fast, while a 12-month package costs less per month if you don’t. Second, the higher-priced packages usually include services, such as photography, signage or help with offers, that low-cost listings sell separately or leave to you.
How do the services compare on what’s included?
Price tables hide the details that matter once you’re live. Here’s what to look for, with what ListedBySeller.ca includes in every package:
| What to check | Why it matters | ListedBySeller.ca |
|---|---|---|
| Which MLS® boards you reach | Agents search their own board’s system. Missing your local board can cost you showings. | 14 PropTx boards included; interboard upgrade for others |
| Photos | Listings with a full photo set get more clicks. | Up to 40 photos and videos |
| How buyer calls are answered | Your phone number can’t appear on REALTOR.ca. | 24/7 live receptionist |
| How REALTOR.ca emails reach you | Slow replies lose buyers. | Forwarded automatically within 5 minutes |
| Change and cancellation fees | Price changes and early sales are common. | None |
| Agreements | You need a written offer and, for rentals, a lease. | Free sale and lease agreements |
| Commission | Some low fees come with conditions. | No commission to the listing brokerage; buyer-agent commission optional |
What’s the difference between a mere posting and full service?
A mere posting is the narrowest service a brokerage can provide: it posts your listing and nothing more. With ListedBySeller.ca, the brokerage’s role is limited to posting your property on the MLS® for a flat fee. You stay in charge of pricing, showings, offers and negotiation. RECO’s TRESA FAQs explain how brokerages and self-represented parties interact under Ontario’s Trust in Real Estate Services Act.
Full service means a salesperson represents you, advises on price, markets the home, books showings and negotiates. You pay for that through commission. Neither is right for everyone. A mere posting suits owners who are comfortable dealing directly with buyers and their agents.
Which option fits which seller?
| Your situation | Option worth a look |
|---|---|
| You expect a quick sale and want flexibility | A month-to-month flat fee plan (e.g. ListedBySeller.ca at $74.99, cancel anytime, no cancellation fee) |
| You want a long runway at the lowest cost per month | A 6- or 12-month flat fee package (ListedBySeller.ca $149.97 or $197.93) |
| You want photography and signs bundled | A higher-tier package such as ComFree’s, or ListedBySeller.ca’s add-on services |
| You want help with offers but not full service | A flat fee listing plus an offer or pricing add-on (several companies sell these) |
| You’re renting out a property | A flat fee lease listing (see our leasing services) |
| You don’t want to deal with buyers at all | A full-service agent |
What should you check before choosing any flat fee company?
- The brokerage name. Look it up on the RECO registrant search.
- Total cost for your likely timeline, including tax and any renewal.
- Board coverage for your exact address, and the cost of adding another board.
- How inquiries reach you, by phone, email and through the listing page.
- Fees for changes or cancelling.
- Whether commission conditions apply to the listing or buyer side.
What does ListedBySeller.ca do differently?
We focus on a low fixed price with nothing held back. Every package includes the same features: REALTOR.ca and other websites, 14 PropTx MLS® systems, up to 40 photos, a property webpage and printable feature sheet, free unlimited open house postings, free sale and lease agreements, a 24/7 live receptionist, and REALTOR.ca leads forwarded within 5 minutes. There are no change or cancellation fees. Our customers’ reviews are real Google reviews: [FILL IN: current Google rating and review count, with date checked].
Where we may not be the best fit: we’re a marketing service, not your agent. If you want someone to price your home, host showings and negotiate for you, a full-service brokerage is the better choice. If you want a 4-month, 5-month or until-sold term, other companies offer those and we don’t.

Frequently asked questions
What is the cheapest way to get on MLS® in Ontario?
Among the services we checked on October 23, 2026, ListedBySeller.ca’s month-to-month plan is $74.99 before tax, and its 12-month package is $197.93 ($16.49 a month). The cheapest choice depends on how long you expect your listing to run.
Is a flat fee MLS® listing the same as using a real estate agent?
No. A flat fee listing (often called a mere posting) puts your property on the MLS® and REALTOR.ca, but you handle showings, negotiation and paperwork yourself. A full-service agent does those things for a negotiated commission. Some flat fee companies sell add-ons, such as offer help or pricing advice, that sit between the two.
Do I still have to pay the buyer’s agent?
Not automatically. With ListedBySeller.ca you don’t have to offer a commission to buyer agents, and you owe one only if you sign an agreement to pay it. A buyer’s agent may ask, in the offer, for you to cover their fee. You can accept, counter or decline.
How do I know a flat fee company is legitimate?
Find the name of the brokerage that will actually file your listing, then look it up on the RECO public registrant search. Every MLS® listing in Ontario must go through a registered brokerage. ListedBySeller.ca listings are filed by ICI Source Real Asset Services Inc., Brokerage.
Which flat fee option is best for a rental property?
Several services list rentals. ListedBySeller.ca uses the same packages for leases as for sales, starting at $74.99 a month. FlatRealEstate.ca advertises a 2-month lease listing for $199, and List It Realty advertises a $549 rental listing. Compare term length and how tenant inquiries reach you.
Can I switch flat fee companies partway through?
Yes, but listings don’t move between brokerages. You end the old listing and submit a new one. ListedBySeller.ca charges no cancellation or change fees. Check the other company’s terms before cancelling.
