Yes, you can sell a house in London, Ontario without a realtor and still be on MLS®. ListedBySeller.ca posts your property to REALTOR.ca and the London and St. Thomas Association of REALTORS® system for a flat fee. It’s $74.99 a month or $197.93 for 12 months, plus HST, with no commission to the listing brokerage.
Selling “by owner” used to mean giving up access to the agents who bring most buyers. A flat fee MLS® listing changes that. Your London home appears where buyers’ agents search, and on REALTOR.ca, while you keep the commission-free sale you’re after.
How do you sell a house privately in London but still use MLS®?
- Create your listing online. The process is fully automated: enter your property details, upload up to 40 photos and choose a package.
- Click Submit Property. Your listing is sent to ICI Source Real Asset Services Inc., Brokerage, which posts it on the MLS® for a flat fee.
- Your property goes live on REALTOR.ca and the 14 PropTx MLS® systems that agents use. Typical time from submission: about two days.
- Answer inquiries, book showings and add open houses (free and unlimited) from your account.
- Accept an offer using our free agreements, or with help from your lawyer, then close with your lawyer.
Our brokerage partner’s service is limited to posting your listing for a flat fee as a mere posting. You’re the decision-maker on price, showings and offers.
Which MLS® board covers London, and is it included?
London properties are listed through the London and St. Thomas Association of REALTORS® (LSTAR), one of the 14 PropTx boards in every ListedBySeller.ca package. Your listing also reaches agents on the other included boards, such as WITAAR, Niagara and One Point (formerly Huron Perth and Grey Bruce Owen Sound, among others). That helps if buyers are moving to London from elsewhere in southwestern Ontario.
| Board | Included? |
|---|---|
| London and St. Thomas Association of REALTORS® | Yes |
| One Point Association of REALTORS® (formerly Lakelands, Guelph & District, Huron Perth, Grey Bruce Owen Sound) | Yes |
| WITAAR | Yes |
| Niagara Association of REALTORS® | Yes |
| Toronto Regional Real Estate Board | Yes |
| A board not on our list | Available with the interboard upgrade (board fee extra) |
How much does a flat fee listing cost in London?
| Package | Price (plus HST) |
|---|---|
| Month to month (cancel anytime) | $74.99 / month |
| 2 months | $98.99 |
| 3 months | $124.97 |
| 6 months (most popular) | $149.97 |
| 12 months | $197.93 |
On a $600,000 sale, each 1% of commission is $6,000 before HST. A flat fee listing removes the listing-side commission completely. You decide separately whether to offer anything to a buyer’s agent.
What should London sellers prepare before listing?
- Up to 40 photos of every room, the exterior and the yard. Take them on a bright day.
- Key facts: property taxes, lot size, utilities and recent updates such as roof, furnace or windows, with years if you know them.
- For rental-income properties: current rents and lease terms, without tenants’ personal information.
- A pricing plan: look at recent nearby sales, or use our property pricing service.
- A real estate lawyer to review offers and handle closing.

How do buyers and agents contact you?
- Phone: a 24/7 live receptionist answers calls about your listing.
- Email: messages sent through REALTOR.ca’s Email Realtor button are forwarded to you automatically within 5 minutes.
- Your property webpage: buyers who click Go to Listing reach your own page, where you can show your contact details.
Buyers’ agents will often want to know up front whether you’re offering a commission. Decide your answer before you go live so you can reply quickly. The RECO TRESA FAQs explain how a buyer’s agent can ask for their fee to be covered in an offer.
Can London landlords use flat fee MLS® listings?
Yes. Rentals use the same packages and prices, and the listing appears on REALTOR.ca and rental sites such as Rentals.ca, Kijiji and Point2Homes. Free lease agreements are included. Ontario’s standard lease is required for most residential tenancies. See our leasing services for details.
Is selling privately the right call?
A flat fee listing works best if you’re comfortable pricing your home, showing it and negotiating with a buyer or their agent, with a lawyer handling the legal side. If you’d prefer a professional to do all of that, a full-service agent may be worth the commission. For a side-by-side look, see ListedBySeller.ca vs other Ontario options. City information is at london.ca.
What happens after you accept an offer in London?
Selling privately doesn’t change how a sale closes in Ontario. After both sides sign the agreement of purchase and sale:
- Deposit: the buyer pays the agreed deposit. Confirm in writing where it will be held. [FILL IN: who holds the buyer’s deposit on an LBS mere posting]
- Conditions period: the buyer may have days to arrange financing or an inspection. Your listing can stay live, marked appropriately, until the deal is firm.
- Firm deal: update or cancel your listing for free.
- Lawyers: each side’s lawyer handles title searches, mortgage payout and the statement of adjustments.
- Closing day: funds and keys change hands through the lawyers.
