ListedBySeller.ca charges a flat fee, not a commission. It’s $74.99 a month (cancel anytime), or $98.99 for 2 months, $124.97 for 3, $149.97 for 6 and $197.93 for 12 months, plus HST. Every package includes REALTOR.ca, 14 PropTx MLS® systems, 40 photos, a 24/7 receptionist and no change or cancellation fees.
We keep pricing simple. There’s one feature set, and you choose how long you want to be listed. Nothing is held back for a premium tier, and no percentage of your sale price comes to us or to the listing brokerage.

How does the interboard upgrade work?
Most Ontario sellers are covered by our 14 included boards. If your property is in an area served by a different board, you can add that board’s MLS® system to a 3-, 6- or 12-month package. First, complete your listing on our website. Our staff will then contact you within 24 hours with the board’s MLS® data sheets and an interboard agreement.

Which package should you choose?
Choose based on how long you realistically expect to be listed. A prepaid package costs the same whether or not you use the full term.

Most sellers can’t be certain how long a sale will take, so many choose the 6-month package as a buffer. It costs less than two months of the monthly plan.
Is there a commission with a flat fee listing?
No commission is payable to the listing brokerage, and you don’t have to offer a commission to buyer agents. If a buyer’s agent asks to be paid, you can agree to it, negotiate it, or decline. You owe a cooperating commission only if you sign an agreement to pay one. In Ontario, all commissions are negotiable. The RECO Information Guide explains that commission isn’t set by RECO, the government or real estate boards.

What else costs money when you sell?
The listing fee is usually a small part of your selling costs. Budget for a real estate lawyer to close the sale, and for any buyer-agent commission you choose to pay. Land transfer tax is paid by the buyer, not the seller, according to Ontario’s land transfer tax guide. The same guide notes that HST doesn’t apply to resale homes.
How does a flat fee compare with a percentage commission?
A percentage commission grows with your sale price. A flat fee doesn’t. The table shows simple arithmetic: what each 1% of commission equals at different sale prices, next to our 12-month package. It isn’t a quote for any brokerage’s actual rate, since commission in Ontario is negotiable.

A flat fee covers MLS® exposure and the marketing tools listed above. It doesn’t include someone negotiating or hosting showings for you. That’s the trade-off, and for many sellers the savings make it worthwhile.

How much does a ListedBySeller.ca MLS® listing cost?
Our month-to-month plan is $74.99 a month, and you can cancel anytime. Fixed terms are $98.99 for 2 months, $124.97 for 3 months, $149.97 for 6 months and $197.93 for 12 months. All prices are plus HST. Every package includes the same features.
Is there any commission on top of the flat fee?
No commission is payable to the listing brokerage, and you don’t have to offer a commission to buyer agents. You’d only pay a buyer’s agent if you agree to, in writing.
Are there fees to change or cancel my listing?
No. Price changes, photo updates, open house postings and cancellation are all free.
Which package is the best value?
It depends on how long you expect to be listed. If you sell in the first month, month-to-month is cheapest. Two months of the monthly plan ($149.98) already costs about the same as the 6-month package ($149.97). Three months ($224.97) costs more than the 12-month package ($197.93).
Do rentals cost the same as sales?
Yes. Lease listings use the same packages and prices as sale listings, for both residential and commercial properties.
What does it cost to list on a board that isn’t included?
Our interboard upgrade adds another board’s MLS® system to a 3-, 6- or 12-month package. You pay the package price plus that board’s fee. For example, a 3-month package ($124.97) plus a Matrix 360 MLS® fee of $219.99 comes to $344.96 plus tax. Fees vary by board.
